During Your Stay With Tenant Management

During your lease period, Property Managers Online will conduct routine inspections to ensure you are keeping good care of the property, and that maintenance issues are addressed on time. You will be notified prior to the inspection so that you can have the property ready to be viewed and assessed by your Property Manager. Following inspection we will communicate the condition of the property to the landlord and inform them of any repairs scheduled/ undertaken. During your stay as a tenant, our management urges you to inform us of any damages that may be caused during the stay period so that we can look into organising repairs.

First Inspection

The first inspection will be held after 3 months of your lease commencement.

This allows us to see that you’re taking care of the property, as well as providing you with an opportunity to raise any concerns or issues you may have with the property, which we can quickly respond to if necessary.

Ongoing Inspections

Subsequent inspections will be held every 6 months following the first inspection.

You will receive sufficient advance notice of inspections. These are a great opportunity for you to communicate with us and raise any issues such as damages to the property or renovations that may be required.)

This will help us to ensure that we can keep costs low for the landlord, while making your tenancy as comfortable as possible.

Urgent Inspections

If a tenant is non-responsive to communications attempted by the property manager, we may arrange an urgent inspection to ensure the safety of the tenant and the property is maintained.

We will give a 24 hr notice of an urgent inspection by registered post and email if possible. We will gain access to the property via our secondary keys kept at the office.

Landlord Requested Inspections

From time to time, landlords may require additional inspections outside of the regular schedule.

This normally happens when the landlord needs to show the property to a friend or relative.

We endeavour to accommodate these requests, while giving as much notice as possible to our valued tenants so that we can minimise any inconvenience to them.

Notices

Either party may submit a breach of duty notice if they are not happy with the response from the other party related to any issues raised. The property manager will act accordingly to the residential tenancies act 97 to resolve the issue.

The landlord can give the tenant a notice if:

Damaged, dangerous or unsafe premises

Overdue Rent, Unpaid Bond, Failure to Comply with a Tribunal Order, Successive Breaches, Illegal Use, Child Residing on Premises, False Statement, Assignment or Subletting Without Consent, Landlord’s Principal Place of Residence

Repairs or Renovations, Demolition, Change of Use of Premises, Occupation by Landlord or Family, Premises to be Sold, Premises sold conditional contract, Premises sold unconditional contract, Required for Public Purposes, End of a Fixed Term Tenancy Less Than 6 Months

End of a Fixed Term Tenancy of 6 Months or More or Tenant No Longer Eligible
