There are some important steps you need to take to ensure you are set up and ready to go from day one.
We thrive for a perfect set up
All keys and access cards/remotes will be provided to you on the day your lease commences. One key to each lock in the premises is provided, the tenant is allowed to have as many copies cut, as he wishes, but have to return keys along with all copies at the time of exiting the property.
Property Managers Online can arrange the connection of all utilities through Direct Connect to ensure that moving in is as smooth and efficient as possible. If you would like your Property Manager to arrange this for you, be sure to mention this on your application form (See section D).
Some tenants may wish to arrange to get connected on their own. If you choose this option you may need to speak to your providers in advance to ensure you can get connected before you move in, and ensure you cancel utility connections while vacating the property.
Property Managers Online prepares a detailed Condition Report which includes a number of descriptive photographs. This will be supplied to you along with the keys on the day of the commencement of the lease.
Conditions reports are important documents since they act as a recognition of the state of the property at the commencement of your tenancy, and will be used as reference points at the end of your tenancy.
Therefore, it is important to take the time to thoroughly inspect your new home and detail any additional pre-existing damages/issues that are not mentioned in the report so that the cost of any rental repairs are not deducted from your bond when you vacate the property.
As it is a legal document, it is critical that it is completed correctly to ensure a smooth tenancy term. It is just as important – if not more important – than your lease document, so it is vital that all items are correct and accurate at the time of submission.
You must complete and submit a condition report within 3 days of moving into your new property.
